The 90,600-square-foot Monarch building was built in 1988. Originally designed as a residential care facility, the former property owners modified its layout to house nursing-care patients. Our firm was hired by the current owner to develop drawings from existing conditions and define improvements required to restore the building for use as an independent-living resident building. The owners also took the opportunity to make improvements to the quality of the living environment, including new kitchen and bathroom cabinets and appliances, new plumbing and lighting fixtures and all new interior finishes, including doors and hardware, flooring, paint and trim. Modifications included converting two standard residential units into fully wheelchair-accessible living spaces in compliance with State and Federal accessibility requirements. Exterior improvements included balcony door and railing replacements and brick restoration.
