Long deemed an eyesore in downtown Tacoma, the deteriorating city-owned Park Plaza South garage underwent a $35 million reconstruction and renovation and emerged as the new Pacific Plaza mixed use complex in 2009. Awarded LEED® Platinum certification, it is the first environmentally-sustainable building of its magnitude in the Tacoma-Pierce County region, the first LEED® Platinum core and shell project in Washington and one of only 21 such projects world wide at the time of its completion.

The building features a parking structure seismic retrofit and addition, an addition of two floors of Class A office space, and retail enhancements. A 30,000 square foot green rooftop absorbs 85% of site rainfall while a cistern with an unusual historical provenance captures the run-off rainwater, holding it for gray water usage and rooftop irrigation in the dry season. Located 15 feet below street level, the cistern is a well-preserved remnant of a Turkish bath house that operated in downtown Tacoma during the late 19th century. In 2010, the Commercial Real Estate Development Association (NAIOP) recognized the project as its national Sustainable Project of the Year.
