Creating an Inviting Space for Staff and Clients

Our services for Total Real Estate’s office tenant improvement included space planning and layout, architectural and interior design, casework and lighting selection, furniture selection, and some procurement and subcontractor coordination, within a newly constructed commercial building shell in Bend, Oregon.

Accommodating varied working styles

Provision of a variety of work space types and a bright, elegant interior environment were underlying design drivers. The design offers private offices, open office workstations, and several communal spaces, including a large conference room and bar-height community table in the staff lounge, provide space for formal and impromptu meetings and collaborative work sessions.

Welcoming warmth & an energizing workplace

Selection of flooring, finishes, furniture, wall coverings and lighting fixtures were inspired by hospitality design. Light toned wall and ceiling colors reflect natural light on three sides of the suite. An electric fireplace in the reception lobby imparts a cozy feeling to clients upon entry to the office and is evocative of the casual elegance of a hotel lobby.

Working with an accelerated schedule

Construction began concurrently with the development of the interior design. Our design team prioritized materials with long order lead times and worked collaboratively with the contractor to ensure that fixture and finish elements could be worked seamlessly into the accelerated construction schedule.
